Commercial interior design — your questions answered
Costs, timelines, materials, warranties and how commercial projects are run in Pune, Mumbai, Ahmedabad and Indore. Short answers first; ask us anything that is not here.
Cost and quotes
How is the cost of a commercial interior worked out?
Commercial fit-out cost depends on the carpet area, the scope (civil, electrical, HVAC coordination, joinery, furniture, branding) and the specification level. After the site is surveyed, Zealopace prepares an itemised bill of quantities with a rate for every item, so the total can be reviewed line by line by your purchase or approval committee. Ranges are discussed openly in the first consultation; the real figure comes from the BOQ.
What is an itemised quote, and why does it matter?
It lists every item separately — each partition, workstation, fixture, light point and finish — with its quantity and its rate. It matters because a single lump sum cannot be checked, compared against another quote, or held to. With quantities on paper, the total is arithmetic rather than opinion.
Will the price change once work starts?
Only if you change the scope, and only in writing. Any variation is priced and signed off before it is built. That rule protects the budget and the handover date at the same time.
Why is the cheapest interior quote usually not the cheapest?
Because it is generally the shortest. Work that was left out — electrical shifting, plumbing, waterproofing, wall levelling — still has to be done and still has to be paid for, only later and mid-project. Compare the scope of two quotes item by item before comparing the numbers.
What is the payment schedule?
A small advance to begin design, then payments tied to visible stages: drawings frozen, factory work completed, installation done, snags closed. We do not ask for the bulk of the money before anything has been fabricated.
Timeline
How long does an office or store fit-out take?
An office floor or a single store usually takes six to ten weeks on site once the drawings and material selections are frozen. Design and approvals before that usually take two to four weeks. Campuses, plants and hotels are planned in phases, each with its own handover date.
Do you give a handover date in writing?
Yes. The date goes into the contract before work begins, along with what happens if it is missed.
What is the most common cause of delay?
Decisions made late. A laminate shade or fixture finish that waits three weeks for approval holds up fabrication for three weeks. We issue a decision schedule at the start listing every approval you owe and the date it is needed.
Can an office, store, school or plant be fitted out without closing?
Yes. Work is phased around vacations, weekends and off-shifts, with the site plan agreed before the contract is signed so staff, students, production and customers are not disturbed.
Design and materials
Will I see my space in 3D before work begins?
Yes — every space you are paying for, with the actual laminates, stone and fixtures rather than generic materials, plus elevations showing heights and internal divisions. Nothing is fabricated until you have approved it.
Which board should be used in pantries, washrooms and cafeterias?
Boiling-water-proof plywood for anything in a wet area — pantry counters, washroom vanities, cafeteria and service counters. Commercial ply or MDF is cheaper and acceptable in dry storage and workstations, but in wet areas it swells and delaminates within a couple of years and cannot be repaired.
Do you use branded hardware?
Yes, and the brand and series are written into the quote rather than described as "premium fittings". In a busy office, store or hotel, hinges, channels and locks are operated tens of thousands of times; they are the wrong place to save money.
Can we see physical samples?
Yes. You approve physical samples for anything people will touch daily. What you signed is what gets installed — same brand, same shade, same code.
Do you take on part of a project, like one floor or a single store?
Yes. A single office floor, one store, a lab or a restaurant is taken on the same terms as a full campus: 3D first, itemised BOQ, fixed date.
Working with us
Which cities does Zealopace cover?
Pune, Mumbai, Ahmedabad and Indore. Design is led from our head office at NIBM Kondhwa Link Road, Pune, and every site has a project manager on the ground.
Who will I deal with during the project?
One named project manager for the whole job, with a phone number, plus weekly photo updates so you know where things stand without visiting the site.
What warranty do you provide?
A written warranty covering workmanship, with manufacturer warranties on hardware and appliances handed over to you at completion. The duration and what it covers are stated in the contract, not promised verbally.
Do you work with GST and proper invoicing?
Yes. Zealopace Designs Private Limited invoices with GST, which also matters for commercial clients who need the paperwork for their own approval and audit process.
How do I get a quote?
Send a business enquiry from this site or call +91 96238 88775. We arrange a site visit, measure the space, and return with a layout and an itemised quote. The first consultation is free.
